If I can see the mobile home, I can usually tell you within 24 hours whether I can buy it and what I can pay.
I Specifically Buy Mobile Homes in Rochester Estates
I’m not advertising in every mobile home park in Michigan. Rochester Estates is one of the Metro Detroit communities where I want to buy.
I’m not looking only for newer, retail-ready homes. If yours is older, dated, needs repairs, or is full of stuff, I still want to see it.
Before you spend money getting the home ready for somebody else, call me. Let me look at it the way it sits and tell you what I can pay.
Old, Needs Work, Full of Stuff? Still Call Me.
It’s old. Age by itself isn’t necessarily a dealbreaker. Tell me what year it is if you know. If you don’t, call me anyway.
It needs repairs. Skip them. Roof, furnace, flooring, plumbing, cosmetic work — let me see what it needs before you spend money fixing a mobile home you’re trying to sell.
It’s full of stuff. Take the things you want. In many situations, ordinary furniture, appliances, boxes and household belongings can stay. If there’s something unusual or a major cleanout involved, we’ll talk about it before we make the deal.
Let me see the mobile home first. Don’t turn getting it ready for me into another project.
Behind on Lot Rent? Tell Me What’s Happening.
Being behind with the park doesn’t automatically mean you can’t sell.
If you owe lot rent, have received notices, or the situation has gotten more serious, tell me where things stand. I can sometimes help work through the practical side of getting a sale completed.
I’m not a miracle worker. But don’t assume the situation is hopeless before we talk.
Here’s How It Works
Tell me where the mobile home is, what you know about it, and what’s going on. You don’t need to figure everything out before you call.
Don’t fix it first. Don’t clean it up for me. I want to see it the way it sits.
I look at the home, condition, park, what it needs, and what I can realistically do with it. If I can see it, I can usually tell you within 24 hours whether I can buy it and what I can pay.
If the number works, we figure out the next step. If it doesn’t, say no. It’s your mobile home. You decide.
Can I Be Blunt?
If you have a beautiful newer mobile home in Rochester Estates, plenty of time, and your number-one priority is squeezing every possible dollar out of the sale, I may not be your best buyer.
You may make more money selling it yourself to a retail buyer.
I’m an investor.
I need to buy at a price that makes sense for me. What I offer is:
Speed. Convenience. Certainty.
If that trade makes sense for you, great.
If it doesn’t, don’t sell it to me.
That’s the deal. No bullshit.
I’m Dennis.
I’ve been buying properties since 2004 and have been involved in more than 3,000 house transactions with partners. But this isn’t some giant corporate mobile-home operation — when you call, you’re dealing with me.
I specifically want to buy mobile homes in Rochester Estates and other good Metro Detroit communities.
Sometimes the seller isn’t looking for a lecture about maximizing value — they’re saying, “Dennis, I just need this thing handled.” That’s a conversation I want to have.
Are You Actually Ready to Be Done With It?
Ask yourself one question:
If I still own this mobile home three months from now, am I okay with that?
If the answer is yes, take your time. Maybe you’re not ready to sell.
But if your immediate reaction is:
“Hell no. I want this thing gone.” Call me.
You’re not agreeing to sell it. You’re finding out whether I can buy it and what I can pay.
Get the number. Then decide.
Tell Me About Your Mobile Home
Send me the basics and I’ll get back to you.
Don’t know the year? Don’t have all the paperwork? Don’t know exactly what you owe the park? That’s okay — give me what you know.
